Start with the premises and your role
Commercial assessment enquiries concern business premises and the activities taking place there. Landlord enquiries need to identify the property arrangement, shared areas and the parts under your control. An assessment review starts with the existing report and the reason its findings need revisiting.
These categories can overlap. For a building with separately occupied spaces, explain whether your request concerns one tenancy, shared circulation areas or a wider managed property. Describe your role and any other management arrangements relevant to the scope.
Separate assessment from follow-on work
An assessment enquiry may arise during refurbishment, after an equipment fault or while planning maintenance. State whether you need an assessment, a review of recorded findings or clarification of actions already identified.
If your requirements also involve alarm servicing, fire door repairs, emergency lighting or other project work, name that separately. Mention existing appointments and records so the assessment request is clear. Identifying equipment in a message does not establish its condition or the work it needs.
Make a combined enquiry when needed
You don’t need to divide one property into several messages. Describe the overall requirement, then identify any separate premises, shared areas or outstanding decisions. Include your preferred timing and known access constraints.
